Real Estate Photography Checklist for Dallas Agents: Room-by-Room Preparation Guide
The quality of a real estate photo shoot is only partly determined by the photographer. The other half is determined by how the property is prepared before the camera arrives. This checklist is designed for Dallas agents and sellers who want to maximize the visual output of their listing shoot — room by room, in order of impact.
Exterior — Before We Arrive
- Remove all cars from the driveway and street in front of the property.
- Mow, edge and blow the lawn. Landscaping should be freshly maintained — not recently watered (wet grass compresses poorly on camera).
- Remove trash cans, garden hoses, children's toys and any other items from the front yard and driveway.
- Sweep the front porch and walkway. Remove any doormats that are worn or dirty.
- Open all window blinds from the inside so windows appear bright rather than dark from the exterior.
- Turn on exterior lights, even during the day — illuminated fixtures photograph better than dark, off fixtures.
Living Areas
- Remove all personal photos, children's artwork and family items.
- Clear all surfaces — coffee tables, side tables, entertainment centers. Leave only intentional decorative items.
- Fluff and arrange all sofa cushions and throw pillows. Remove blankets unless they are decoratively arranged.
- Turn on all lamps. Warm interior light photographs better than relying on overhead fluorescents alone.
- Open all blinds and curtains unless direct harsh sunlight is creating blown-out windows.
- Remove any pet items — beds, toys, food bowls.
Kitchen
- Clear all countertops completely — coffee makers, toasters, knife blocks, fruit bowls, paper towel holders.
- Remove all refrigerator magnets, notes and papers.
- Clean all appliance surfaces to remove fingerprints and smudges.
- Set the dining table if there is one — a clean, simple place setting photographs better than an empty table.
- Empty the sink completely and dry it.
- Remove dish drying racks and soap dispensers from counter.
Bedrooms
- Make all beds with clean, pressed linens. Hotel-style presentation — tight, smooth, symmetrical.
- Remove all items from bedside tables except a simple lamp and one decorative item.
- Close all closet doors.
- Remove personal items from dressers and nightstands.
- Ensure all lighting is consistent — matching bedside lamps if possible.
Bathrooms
- Remove all personal care items from counters and shower.
- Close toilet lids.
- Replace used towels with fresh, folded towels. Hang display towels neatly.
- Clean all mirrors — fingerprints and water spots are magnified on camera.
- Remove bath mats if they are worn or visually distracting.
The single most impactful preparation step: move all cars off the driveway and street before our arrival. Nothing undermines an exterior photo faster than a parked car blocking the facade.
